All is good, its beach side property with access to beach, service and cleanliness is also good. The only thing is it's good if you wish to relax otherwise some manor attractions are far from this place, but it was good for us overall.

Room - Spotted lizard living in between windows. Couldn't remove, my child was scared. Food - B/f very less option and quantity. Hardly any value for money for liquor. Very high rates equivalent to metros for liquor 30/60ml around 25-28 Dec. Everything closed at night in restaurant, no late night option on the restaurant or beach. Late night options are offered by others. Food service - below average, do not attempt to help customers, they are just interested in taking orders and delivering on table. Lack motivation for servicing.

We stayed in Sunset Waves Resort for 2 days and it was a very nice experience over there. Especially the view where we used to took breakfast was amazing one. Also the breakfast was very good. Also our was room nearby mandrem beach which is very peaceful place among all of the beaches in North Goa. Also hospitality of staff was very good.
